ORDINANCE NO. 4546
AN ORDINANCE REZONING PROPERTY AT 157 WEST HICKORY FROM AN R-2
ZONING CLASSIFICATION TO A B-2 ZONING CLASSIFICATION
WHEREAS, Billy Jump filed a petition with the Joint Planning & Zoning
Commission for the re-zoning of the real property described below, said property
being within the corporate limits of the City of Canton, Illinois; and
WHEREAS, Billy Jump purchased the real property described below from, The
Bank of Yates City on or about March of 2026; and
WHEREAS, the current zoning classification of the property is R-2 and it is the
petitioner's intent for the property to change to a B-2 zoning classification; and
WHEREAS, after proper notice, a public hearing on said Petition was conducted
by the Joint Planning and Zoning Commission of the City of Canton on April 13,
2026
WHEREAS, on April 13, 2026, the Planning and Zoning Commission
recommended to the City Council that the real property described below be
rezoned pursuant to 65 ILCS 5/11-13-1 et.seq.; and
WHEREAS, it is in the best interest of the City of Canton, Illinois that said
property be rezoned within the City of Canton, to meet future business growth and
fit within the City's comprehensive plan.
NOW, THEREFORE, BE IT ORDAINED by the City Council of the City of
Canton, Illinois as follows:
1. That the Canton City Council hereby finds as facts the assertions set forth
above.
2. That the described real property be and is hereby rezoned from R-2 to B-2 as
follows:
A part of Lots Two Hundred Eighty-Four (284), Three hundred Three (303) and
Three Hundred Four (304) in Wright's Addition to Canton described as follows:
Commencing Fifty (50) feet West from the Southeast Corner of Lot Three
Hundred Four (304), running thence North One Hundred Seven (107) feet, thence
West Fifty (50) feet, then South One Hundred Seven (107) feet, thence East Fifty
(50) feet to the Point of the Beginning, in Fulton County, Illinois. PIN: 09-08-34-
210-015
3. Upon proof of filing of a certified copy of this Ordinance, the Zoning
Administrator is directed to make the appropriate map amendments to the City of
Canton to reflect said re-zoning.
4. That this Ordinance shall be in full force and effect upon its passage by the City
Council of the City of Canton and approval by its Mayor.
PASSED by the City Council of the City of Canton, Illinois and approved by the
Mayor thereof this 21 st day of April 2026 upon a roll call vote as follows:
AYES: Alderpersons Chamberlin,Grimm, Nelson, Lovell, Hale, Ketcham, Pickel, Gossett
